What Your Bucks County Home Inspection Covers

Your inspection is a comprehensive, non-invasive evaluation of the home’s major systems, performed to the InterNACHI® Standards of Practice.

What Bucks County Homes Actually Need Inspected

Bucks County is really three housing markets stacked on top of each other. Lower Bucks is postwar tract housing. Meanwhile, Central Bucks is 1980s-through-current suburban development. In contrast, Upper Bucks and the river valley are 18th and 19th century stone. As a result, each one fails in its own predictable way, and a generic checklist misses all three.

Levittown Slabs and 1950s Radiant Heat

Levittown spans Bristol Township, Falls Township, Middletown Township, and Tullytown Borough, holding roughly 10,000 original Levitt homes. Notably, these were the first radiantly heated houses built at scale in America. To build them, Levitt poured four-inch concrete slabs with copper coils embedded directly in the concrete, and then heated water through them from an oil-fired boiler.

However, the design had two fatal shortcuts: no insulation under or around the slab, and no vapor barrier beneath it. Over time, the copper corrodes and leaks inside the slab. Because the water soaks down into the ground instead of up through the tile, small leaks go unnoticed for years and eventually become big ones. Consequently, well over 90% of these systems are abandoned today. Therefore, if you are buying in Levittown, you need an inspector who knows whether the original system is live, abandoned, or quietly failing, and what the replacement heat actually is.

Homes in the Delaware River Floodplain

The Bucks County Hazard Mitigation Plan identifies Lower Makefield Township, Yardley Borough, Morrisville Borough, Falls Township, Tullytown Borough, Bristol Township, Bristol Borough and Bensalem Township as areas that can be affected by the 1% annual chance Delaware River flood. Flooding also runs along the river and the Tohickon and Tinicum Creeks through Solebury Township, New Hope Borough and Upper Makefield Township.

In these municipalities, we pay close attention to basement moisture history, sump pump condition and discharge, foundation staining and efflorescence, grading, and whether mechanical equipment sits above or below likely water levels. Flood risk affects your insurance and your resale. You should know before you sign.

Stone Farmhouses in Upper Bucks and the River Valley

Finally, area river towns like New Hope, Solebury, Tinicum, Bridgeton, Nockamixon, Durham, and Riegelsville hold some of the oldest housing in Pennsylvania. Specifically, you can expect rubble stone foundations, original lime plaster, hand-hewn framing, aging slate roofs, knob-and-tube wiring, and lead-based paint. To manage these risks, we are an EPA Lead-Safe Certified Firm, and we offer lead dust testing when a pre-1978 home warrants it. However, older does not mean worse. Rather, it means the house needs to be read differently—by someone who understands how it was built.

Radon: Bucks County Is an EPA Zone 1 County

Bucks County is designated EPA Radon Zone 1, the highest-risk category, which means the predicted average indoor screening level exceeds 4 pCi/L. Northern Bucks sits closest to the Reading Prong, whose uranium-bearing bedrock drives indoor radon upward. The Pennsylvania DEP recommends testing every home before a sale and at least every two years afterward. We recommend radon testing on nearly every purchase here.

What should I know before buying a Levittown home?

Ask about the heat. Original Levitt homes were built on four-inch slabs with copper heating coils cast into the concrete, and no insulation or vapor barrier underneath. Those coils corrode and leak inside the slab, and leaks often go undetected because the water drains downward. Well over 90% of these systems have been abandoned. We determine whether the original system is active, abandoned, or failing, and we document what is heating the house now.

Is my Bucks County home in the Delaware River floodplain?

Possibly. The Bucks County Hazard Mitigation Plan identifies Lower Makefield, Yardley, Morrisville, Falls, Tullytown, Bristol Township, Bristol Borough and Bensalem as subject to the 1% annual chance Delaware River flood, with additional flooding along Solebury, New Hope and Upper Makefield. Yes, and these are some of our favorite inspections. Homes in New Hope, Solebury, Tinicum, Durham and Riegelsville often have rubble stone foundations, lime plaster, hand-hewn framing, aging slate, knob-and-tube wiring and lead paint. We are an EPA Lead-Safe Certified Firm and offer lead dust testing for pre-1978 homes. An old house is not a bad house. 

Do you inspect private wells and septic systems?

Yes. Much of Upper Bucks sits outside public water and sewer. We are a Pennsylvania Septage Management Association member, and we perform septic inspections, well inspections and water quality testing. Bundling them with your home inspection keeps everything to one appointment and one report.
